There was a time when "cozy" was a bit of a loaded term in real estate listings, often hinting at a home's smaller size rather than its rustic charm. However, cozy is very much in these days, with many buyers looking for smaller, more sustainable, more eco-friendly homes and opting against large, open floor plans with unused space. Listings which mentioned "cozy" increased by 35 percent compared to last year, which hints that the cozy trend could pick up even more steam as we look ahead to 2025.
Going Green Is a Priority for Many Buyers
Sustainability is a big reason why smaller, cozier homes are gaining in popularity, and the eco-friendly trend extends far beyond the size of homes. With electric vehicles (EV) gaining in popularity, many buyers are looking for homes equipped with EV chargers. In fact, mentions of EV chargers were up 34 percent in listings compared to last year. The same goes for clean home energy features like whole-home batteries, solar panels, and smart home technology. Whole-home batteries had the largest increase in mentions of all the data that Zillow tracked, rising by 62 percent in listings since last year.
Nostalgia for Days Gone By
While modernity is key to the technology that enables sustainability, buyers are also showing a taste for nostalgia in other aspects of the home. Mentions of "vintage" were up by 9 percent in 2024, while mentions of "nostalgia" appeared in 14 percent more listings compared to one year ago. Along similar lines, the popularity of home libraries, reading rooms, and literary décor was on the rise in 2024, increasing by 22 percent in 2024.
Making Your Home Feel More Like a Spa
In general, home features related to health and wellness have significantly gained popularity in recent years, with mentions of wellness-related features increasing by 16 percent in 2024. Among the most popular wellness features are wet rooms or home spas. Think about all of the amenities of a premium hotel bathroom but available in your own home whenever you want them. A wet room, in particular, combines the tub and shower into one waterproof space, and mentions of wet rooms were up by 19 percent over the last year.
