Homebuyer Tips for the New Year

Planning to buy or sell a home in Albany or Corvallis in 2026? Understanding the overall market trends – including whether it's a buyer's or seller's market – is one of the keys to your preparation, because it can have a significant impact on nearly every step of the process. Our real estate agents have more on whether it's a buyer's market, and how that can impact your real estate plans.

The Differences Between a Buyer's and Seller's Market

The first step is understanding the difference between a buyer's and seller's market. In a buyer's market, there are significantly more people selling homes than there are buyers on the market. Higher inventory and lower demand typically mean that buyers will have an advantage in negotiations when the market is trending this way.

In a seller's market, the opposite is true. There are significantly more people browsing homes for sale than there are available properties on the market, which typically gives sellers the upper hand. With more buyer demand than there are homes available, buyers may have to make concessions in order to close the deal in a seller's market.

What's the Forecast for 2026?

According to the latest data from CNBC, there were 36.8 percent more sellers than buyers in US real estate markets during October 2025. Both housing prices and overall economic uncertainty are contributing factors to the buyer's market. With such a strong buyer's market to close out 2025, that trend is likely to be sustained through the early part of 2026, especially if Federal Interest Rates continue to be lowered

Tips for Sellers in a Buyer's Market

For sellers, a buyer's market does create some challenges that differ from what you'd experience in a neutral or seller's market. However, there's still plenty you can do to help your listing stand out from the rest:

  • Bring out the best in your home. Curb appeal, staging, and the overall condition of the property can all help attract more motivated buyers.

  • Work with a great real estate agent. From pricing the home to marketing and more, your agent can make a huge difference in a buyer's market.

  • Be realistic about pricing. Your agent can help you pick a price that maximizes return, while remaining competitive.

  • Have patience, but be ready to act. Homes may spend more time on the market in a buyer's market, so it's important to be ready when a competitive offer is made.
